The Ins and Outs of Los Cabos Real Estate Investing | Del Mar Los ...

[Posted on Dec 10]

Although additional government intervention in the U.S. housing market is still a possibility, there is little hope for short-term relief for real estate investors. Ever-looming threats of a double dip recession, interest rate increases and the reduction or elimination of the mortgage interest deduction are squeezing the potential for a full recovery in the U.S. real estate market. But recently, investors have been showing confidence in the burgeoning Los Cabos Real Estate market.

Mexico?s Economy on the Rebound

While the U.S. housing market can be a forbidding place for investors these days, the same cannot be said of its southerly neighbor. Mexico has lately seen vibrant growth in its economy; According to the International Monetary Fund (IMF), Mexico?s economy is back to pre-crisis levels. Now is the perfect time for investors to take advantage of what were recently advantageous prices, especially in places such as Los Cabos Real Estate.

Beachfront Properties

Where else can investors find beachfront properties in close proximity to the U.S. for significantly more affordable rates? Opportunities abound in places like up-and-coming Cabo san Lucas, which now has luxury developments and resorts lining its most popular beaches. Called Rocky Point by tourists from the U.S., the town is located at the northwestern tip of the Sea of Cortez in the northern Mexican state of Sonora. With clean beaches, friendly locals and great values, Los Cabos is truly a hidden gem for real estate investors.

New Developments

A completed coastal highway now also offers easy access from Southern California and Las Vegas. The new international airport will soon start service from Las Vegas and Hermosillo, expanding the market to other areas of the U.S. and Mexico. Walmart recently opened both a Bodega Aurrera and a Sam?s Club, the new convention center is almost completed, and a cruise port is widely expected to be under development in the near future. It is this type of growth that provides real estate investors with unparalleled opportunities.

Baja California Offers Safe Seclusion

While some parts of Mexico will scare off potential investors, most areas located further away from the border or out of the way, such as Baja California, have seen little or no violence and are safe for tourists.

In addition to expected increases in property value that will result in capital gains on a real estate investment in Mexico, rental income can often meet or exceed property-related expenses such as financing and association dues. To maximize returns, investors should make sure the properties they are considering offer the type of rental situation they seek.
